<p>While the national housing market continues to attempt to stabilize itself, Appraisal Research Ltd., a real estate appraisal, research and consulting firm in Chicago, believe that the economic drag will sharply pull the price of Chicago Loop condos down in the early part of 2010.</p>
<p>A Rehabilitating Economy</p>
<p>A couple of different aspects of the current economic condition are figured to play a major role in the downturn pricing of Chicago Loop condos, according to The Chicago Journal and Frank Nothaft, vice president and chief economist for Freddie Mac.</p>
<ul>
<li>Projected heavy foreclosure activity in 2010</li>
<li>Slower recovery of any recession over the last 50 years</li>
<li>High rate of mortgage defaults</li>
<li>Growing inventory of loans in foreclosure</li>
<li>Weakened bank balance sheets</li>
<li>Banks&#8217; reluctance to lend</li>
<li>Depressed household net worth</li>
</ul>
<p>Nothaft compares the aftermath of the recession in the United States right now &#8212; some will argue that we are still in a recession &#8212; to the aftermath following the recessions of 1974-75 and the early 1980&#8242;s. In both of those cases, economic growth was sustained at 7 percent or more. In 2010, economic growth is expected to be less than half of that.</p>
<p>Pricing Instances For Some Chicago Loop Condos</p>
<p>The economy&#8217;s impact on real estate is expected to continue so much so that The Chicago Journal refers to Chicago&#8217;s downtown market as becoming &#8220;Bargainville&#8221; for prospective buyers. And it doesn&#8217;t appear as if they&#8217;re joking. Here are a couple of downtown condominiums they list as bargain examples, with the result of re-pricing noted:</p>
<ul>
<li>A high-rise at State and 9th street in the South Loop has dropped one-bedroom units to $159,800, down from $199,800.</li>
<li>Penthouse units at that same State and 9th street condominium are down 27 percent: now $549,800, previously $699,800.</li>
<li>A condominium conversion at 10 East Ontario in River North sells units between $219,000 and $245,000, down upwards of $150,000.</li>
<li>In some cases, some buyers at the 10 East Ontario condo conversion can be bestowed with free parking, previously valued at $40,000.</li>
<li>At a West Loop condo at 565 Quincy, a junior one-bedroom and one-bath unit&#8217;s price was cut from $201,000 to $164,000.</li>
<li>At that same complex, two-bedroom, two-bath units can be now purchased for $331,000, down from $441,900.</li>
<li>Like with the 10 East Ontario units, parking at 565 Quincy (valued at $35,000) is included in one and two-bedroom units.</li>
</ul>
<p>Although it&#8217;s a sign of an economy still in trouble, the backsliding prices of Chicago Loop condos should be seen as welcome news to downtown condo-seekers everywhere. Prices in &#8220;Bargainville,&#8221; the federal government says, are projected to continually decrease through 2010.</p>

<p>First lets explore the water views. Some water views are limited to the San Diego Bay, while others if high enough will also have a view of the Pacific Ocean. Depending on where the building is in downtown San Diego, your view will vary dramatically depending on which floor you are on. If for example you are in the Marina District facing South, you will need to be<span id="more-42"></span> on the 10th floor or higher to have a view of the water over the convention center. The buildings in the Marina District this applies to are the Horizons condos, Pinnacle condos, Cityfront Terrace condos, Renaissance condos and the Harbor Club condos.</p>
<p>In the Marina District and Columbia District buildings facing West these all have unobstructed water views now from anything but the lowest floors. However, that western water view will change dramatically over the next 10 years. The buildings that will be affected include, Pinnacle, Renaissance, Park Place, Electra, Grande Bayside condos. The western waterfront will undergo a massive construction project that will include several hotels, office buildings, etc that will obstruct the current unobstructed water views. However, there will still be view corridors as there currently are regarding the Southern water view (between the four hotels along the water). So in the end the western water views will be similar to the current southern water views.</p>
<p>What about city views? Almost every high rise condo building in downtown San Diego that has a great water view will also have great city views looking east. Be careful when picking out a unit as some buildings are so close that your view is obstructed by the building across the street. These are the hardest units to sell because everyone looking in a high rise building wants a great view so the discount you see on the price today relative to the prime view units will also be experienced when you go to sell the unit.</p>
<p>This leads me to the last category, what about buildings with both a great water view and a great city view. In choosing a condo in San Diego that has both views you need to be very careful because these buildings are often located in the middle of the city with the risk of more buildings blocking their water views. Fortunately there are very view lots left to build a high rise condo building on and those have already been spoken for and artist renderings are available for the future building. So there is not much mystery there, perhaps the only mystery is when will it actually get built.</p>
<p>Getting back to naming names, the buildings with the best water and city views from the same unit (not say a west facing unit and an east facing unit, but one unit) are The Mark Condominiums in the East Village. This also has one huge, huge bonus, a view directly in the playing field at Petco Park where the San Diego Padres play baseball. You have to be on roughly the 20th floor &#038; up to get that view into the playing field. Another great choice of water and city views is the Electra condos, primarily the SE corner units.</p>
<p>In summary, here are the best buildings to buy a condo in San Diego if you want a great view in order. This list was written in 2009 but with a long term view out the next 10 years after future construction is built up.</p>
<p>1.	The Metropolitan condos (unobstructed views of bay, ocean and city, even low floors).</p>
<p>2.	The Mark condos (water, city and ballpark).</p>
<p>3.	Bayside condos (unobstructed water views to the West &#038; city views to the North).</p>
<p>4.	Harbor Club condos (unobstructed water views, 10th floor &#038; up)</p>
<p>5.	Mi Arbolito condos (built at the highest elevation of all condos, 360 degree views of Balboa Park, Bay, City and Mountains).</p>

<p>Downtown San Diego condo prices jump 6.5% in July 2007 over the prior month.  July data is also promising in that the prices were 2.0% over the average of the first six months of 2007.  The figures above represent the very accurate data of cost per square foot, not the median as often reported by main stream media that has limited data.  Year to date through July the number of units sold is flat from 2006 levels at just over 380 units.</p>
<p>One reason for the increase in prices is that more of the higher end units are selling versus the lower priced condos.  The volume of first time buyers or entry (price) level buyers has dropped significantly compared to prior years due to tighter lending standards and the fallout of having a larger than average number of these buyers getting out of apartments and buying in the past few years when the teaser interest rates were available.</p>
<p>The volume of condos sold in July was up slightly to 55 from June volume of 52.  Year to date the number of downtown condos sold in San Diego is 391, compared to 393 during the same period of 2006.  Year to date through July of 2007, the average sold costs per square foot of a downtown condo was down 9.7% from the same period in 2006.  The sold costs per square foot is expected to rise in the future due to the slow down of the low end of the price range and more sales occurring at the upper end of the price spectrum.</p>
<p>As the year progresses expect more cancellation or postponement of new condo projects due to several factors including the credit crunch and softening sales prices.  The trend in new development downtown now is not condos, but hotels.  A few condo projects that were scheduled to be built will instead be built as hotels.  Even the tallest residential tower planned is in talks with hotel developers.  There is one big reason driving the hotel trend, lack of hotel rooms downtown and the remaining lots to build on are not premium lots therefore with the increased costs of building a high rise condo they can not sell high priced condos in second class locations, too many competing resales in the best locations.</p>

The downside is that there is no such thing as a free lunch-someone has to pay to put that new roof on when it wears out! That comes in the form of condo association fees which, unlike other expenses related to home ownership, can potentially fluctuate greatly and are not under your direct control.</p>

<p>Fort Lauderdale Condo Overtaken By Hotel Developments</p>
<p>Yes, the boom that we all now from the Fort Lauderdale Condo market is over, it has its good days but now it&#8217;s behind all of us. As much as we want to keep the boom in tact, we all know that nothing last forever. It is official by default, the downtown condo market&#8217;s known boom has been overtaken<span id="more-37"></span> by a new trend the hotels. Yes, you heard it right the hotels now are making its way to the scene as developers and investors are focusing their time in making hotels now more than ever. They are very much aware of the condo&#8217;s status in the market so they redirect their attention to a different bidding. It is known that the market&#8217;s overflow of condos all over Florida has caused the housing market to take a slump.</p>
<p>More to a fault now, the common knowledge of people is that they tend to focus their attention to what is in demand, what is in the trend or what makes the market shine. It&#8217;s like yesterday it was the condo market, the next day it&#8217;s the hotel market. It is rather amusing to watch the rise and fall of the market, the huddles and the struggles and all that. Right now, developers are there seeking building approvals for about 4 major high-rise hotels and office towers, on top of that investors are seeking more deals to go down in the hot property right now which is the hotel. It may probably the next big thing in Fort Lauderdale real estate market biggies. </p>
<p>More than 1 million square feet of new office space would also be built. All told, there are plans for almost 1,000 hotel beds in Fort Lauderdale&#8217;s relatively compact downtown, city building plans show. Meanwhile, high-end hotel developers were busy re-making the beach.<br />

A vertical renaissance swept through the downtown in recent years, filling it with new residential condos and lofts. It is known that right now the departure of the condo developers in downtown Fort Lauderdale and specifically the hotel builders have step their feet in the market. Two of the proposed projects originally were proposed as condos. The city&#8217;s rules for developing downtown put a limit on residential growth, and that cap has nearly been reached.</p>
<p>All signs are pointing to a potential hotel boom, with likely millions to spend, the condo market is having a down time, I think the condo market is indeed in a downward slide, in which the people have been rating it as a low-end in the market right now, most probably because of the condo overbuilt it have skim to people&#8217;s mind that changes are vaguely needed so that is where the hotel building came to idea. I think it&#8217;ll still be too early to tell. Up until we have settle and the numbers are printed by then we can confidently say that we are in a good market.</p>

<p>Downtown Mississauga has a growing condo market, and something special is happening right now in the Square One shopping center area. Mississauga Condominiums seem to be sprouting out of the ground everywhere in the Square One City Centre neighbourhood. <p>Whether you are a first-time buyer in the real estate market, or a homeowner interested in scaling down after retirement, shopping for a condo is a good option if you want a lower-cost place to live and the added security of a gated community. When you look at condominiums, you&#8217;ll know right away no two are the same &#8211; some will have nicer amenities than others, or<span id="more-35"></span> more. All communities, however, will want to include you in the neighborhood, so it&#8217;s important to have a handy checklist to take with you as your search for the right home.</p>
<p>As you browse condos, either in gated complexes or more spacious environs, keep the following in mind and don&#8217;t be afraid to ask questions.</p>
<p>1) Fees. What fees are associated with the condo, and what amenities or services does the money cover? You may find the dues go to paying for security personnel, pool maintenance, upkeep of the clubhouse, trash collection, TV/Internet, and other things.</p>
<p>2) Parking. How many parking spaces are allotted to you? Where will guests park, and are stickers or passes required? Are there security cameras on the lot, and are there options for covered and garage spaces?</p>
<p>3) Ownership. Has anyone else, if the complex is not new, owned the condo before you? If so, if you should decide to sell one day will you have to seek approval/assistance from the community? If you are buying a previously owned unit, take care to note any wear in the rooms, especially if the previous tenant was a smoker.</p>
<p>4) Covenants. Many condo communities have covenants that outline what is permitted and what isn&#8217;t as far as landscaping, decor, entertainment, and other issues that may affect the security and safety of other homeowners. If you work from home, for example, you should definitely pay attention to the do&#8217;s and don&#8217;ts before you commit to buy.</p>
<p>5) Neighbors. In complexes in particular, you&#8217;re going to be very close to your neighbors. You&#8217;re going to share common walls most likely, so before you sign anything you want to know if anybody likes to blast his stereo at two in the morning or practice nude yoga on his balcony! An agent or owner eager to sell may not always be forthcoming about problems with other tenants, but do ask anyway. You may find you get an honest opinion.</p>
<p>6) Pets. Pet owners should definitely ask about restrictions and extra fees involved with having a canine or feline companion come live you.</p>
<p>The more you know about your potential new home, the better prepared you&#8217;ll be when it comes time to place your bid on the condo you want.</p>

<p>Milwaukee Development: The Growing Trend Keeps Growing</p>
<p>Many of us will remember that gleaming train of Development, that departed the cities of North America in the 1980s, heading for points north, east, south, and west, and depositing, at regular intervals along the way, a series of shiny and self-contained suburban centers. These new suburban villages certainly made suburban life richer: the suburbs were now neighborhoods, with town centers, shops, and amenities. With so many of their needs being met in these, their new suburban homes, many people thought little of the downtowns and city-centers, except as places to which some of them still had to commute to work. </p>
<p>However, as your grade 10 science teacher may have told you, for every action there is an equal and opposite reaction, (or, if you prefer the modern day pop-philosophy perspective, &#8220;what goes around, comes around&#8221;). Times changed, people started cycling to work, and recycling at home; folks became interested in the environment, and in their communities. Eventually, people began to turn their attention toward the now forgotten downtowns of America. They saw beautiful old buildings, factories, and warehouses that stood empty, neighborhoods with character, and a natural variety of amenities. America&#8217;s downtowns began to make a comeback.</p>
<p>According to the University of Pennsylvania, urban populations grew by 14% in the 1990s. During the first stage of what became a sweeping &#8216;downtown revitalization&#8217; trend, many developers focused on cities and areas that were known more for industry than for residential potential. Examples include New York&#8217;s now famous Meatpacking District, as well as cities like St. Louis and Milwaukee. During the 1990s, employment in Milwaukee&#8217;s downtown grew at a rate of 11,000 jobs per year (according to Expansion Management magazine, Wisconsin is a great place to expand or relocate a business). </p>
<p>Milwaukee is a great example of a city reinvented. The famous brewing town saw its climax as an industrial city in the early 1970s; by the 1980s many of its great breweries were gone, and the exodus to the suburbs significantly diminished the city&#8217;s population. However, in addition to its many heritage buildings, and funky neighborhoods like Bay View, Brady Street, and East Side, Milwaukee has both riverfront and lake<br />

 front parks and properties. Some of the more prominent revitalization projects in this hip lakeside city include the Milwaukee Art Museum, Discovery World, and the amazing Milwaukee Riverwalk, a popular promenade on the Milwaukee River, complete with water taxis, cafes, brew pubs, and the RiverSplash Festival.</p>
<p>Whether you live in a loft, a condo, or house on the lake, downtown living offers more than just a quick commute to work. Today&#8217;s downtowns are pedestrian-friendly, and offer lots of cool, quirky shops, cafes, and services all in a small walkable area. Downtowns satisfy the nostalgic impulse &#8211; the yearning for the &#8216;good old days&#8217; &#8211; with small shops, winding streets, and beautifully restored heritage buildings. Many downtown revitalization projects include extensive walking and biking paths, and it is often possible to find everything you need in a small, walkable &#8211; or bike-able &#8211; area. </p>
<p>It is not only the character and appearance of America&#8217;s downtowns that have been reinvented through the various creative revitalization projects; the quality of downtown living has been wonderfully reinvented through these efforts, and that is the real triumph of downtown revitalization.</p>
